    Horrendous experience - would avoid it like the Plague
    We let a managed flat with Brinkely's for a year and during those 12 months, they manage to fail with an unprecedented number of supposedly easy tasks, going chronologically:

    -Send through documentation to the right address: as we were two people co-renting, I saw the email address incorrectly written to my partner, which took some 10 attempts to correct. Presumably, that's where our deposit certificate ended up as well, as this wasn't sent through upon finalising the move/check in (excuse being that someone was on holiday and would deal with it later)

    - Provide us with the correct keys: upon move in we were promised a shed, as every flat in the building had that. After having asked two separate representatives about this, who promised to "investigate it", we never got the key to the shed (but we did get a miscellaneous key which no one knew what it led to).

    - Collapsed sewage pipe outside our door led to an almost unbearable smell (it looked like the pipe leading to our flat was the cause of this, but that was only the ostensible source of this problem) and after reporting this, there was an investigation raised, and a promise of "someone coming to look" at in 5 days' time. A neighbour called instead and someone came later that day to fix it.

    - A burst pipe from upstairs neighbour led to damages to the wall and wooden floor, and before someone could come and look at it (despite raising the urgency and sending through pictures of the damages), they needed to investigate for a week and someone came after 10 days. During that "reparation", a big hole was smashed in the wall (the door opens inwards) and never mentioned by the repair man. The wall which previously hid the burst pipe was completely demolished (and not raised either). After raising the damages caused during this reparation with Brinkley's, they took note and had to raise with the landlord, who decided not to fix this during the tenancy period (which had 4 month's left to it) and thus leaving a big, gaping hole above our front door with a pipe left exposed.

    - Once the first mouse was spotted, the only piece of advice was to clean and to buy a supersonic repellent (which didn't work of course). The neighbours in the building had the same issues, so clearly an issue going beyond our cleaning routines.

    - We were told to provide a possible date for a 6 month's inspection after 9 month's tenancy. Upon giving a possible date, we were told that the inspection had already taken place without our knowledge (obviously illegal), but Brinkley's came back saying that it was a mistake and that this inspection never actually took place. An inspection took place, and some 2-3 weeks after, we were asked to come back with a possible date for a 6 months' inspection and clearly pointed out that it had to be a misunderstanding as it took place just recently. The excuse coming from Brinkley's was that there had been some changes in staff and that it was the cause for these misunderstanding. The inspection protocol did not reach us, which was promised as a follow up step, until we asked for it upon check out.

    Upon check out, we were asked to deduce £250 for items that were already mentioned as broken in the check in report and when pointing this out to Brinkley's, who acted as an intermediary between us and the landlord, they basically kept repeating that it is up to the landlord to give a discretionary estimation of reparation costs. We simply asked for a breakdown or further specification of suggested deduction, as it was needed to fill in a formal dispute, but this was impossible and we therefore decided against raising a formal dispute, without ever addressing the actual questions asked. Also because it was impossible to get the landlord's details and settle it between us (which I understand in all honesty). We did, however, raise the complaints and questions with Brinkley's and were told that an "executive director" will be in touch, which clearly hasn't happened either.
